Concrete flatwork in northern Illinois lives and dies by the base. Forty freeze-thaw cycles a year, clay-heavy soil that moves with every rainfall, and deicing salts that accelerate surface wear. These are the conditions every slab has to survive. Contractors who rush base prep are building you a slab that fails in five years on a job that should last thirty.

Drainage grade is something most homeowners never think about until water starts pooling near their foundation or garage door threshold. Every flatwork project we pour is sloped at a minimum 1% grade away from structures, 1/8 inch per foot as a floor, more where the existing terrain requires it. On replacement jobs, we often have to correct the grade the original contractor got wrong. It adds work. It's the reason the water problem goes away.

Skipped base prep results in slabs that settle unevenly, crack between control joints rather than through them, and heave at transitions, particularly at the garage apron, where water pools and works under the slab through winters. The repair cost approaches full replacement cost within a few years.

How We Work

Our Flatwork Process

Site Assessment

We evaluate the project area, check drainage grade, assess existing base conditions, and give you a clear written estimate.

Demo & Excavation

Old concrete is broken out, hauled off, and the area is excavated to the correct depth for the application and soil conditions.

Sub-base Compaction

Gravel base is placed and compacted in lifts to the proper depth. This step determines whether the slab lasts 5 years or 30.

Form, Reinforce & Pour

Forms are set to slope for drainage. Rebar or fiber is placed. Concrete is poured, struck, floated, and finished to spec.

Joint Cutting & Cure

Control joints are cut at the right intervals to direct cracking where it's manageable. Curing compound is applied on the same day.

What is concrete flatwork?

Flatwork is any horizontal concrete poured on grade: driveways, sidewalks, patios, garage floors, and parking areas. It's distinguished from formed concrete work like walls, stairs, and curbs, which require different forming and finishing techniques.

How long does concrete flatwork last in Illinois?

On a properly compacted base with correct reinforcement and joint layout, flatwork in Chicagoland should last 25–35 years before needing replacement. The failure point is almost always the base. Slabs on shallow or uncompacted material commonly fail within 8–12 years in our climate.

How thick does a concrete driveway or patio need to be?

Residential driveways are typically 4 inches minimum, 5 inches for areas that see truck or delivery traffic. Patios are commonly 4 inches. We spec thickness based on load and soil conditions, not just what's cheapest to pour.

Why do concrete slabs crack?

The three main causes: inadequate base allowing differential settlement, missing or misplaced control joints, and improper curing. Base prep is the variable we control most directly. It's where most slab failures originate in our climate.
