Chicagoland homes, particularly the older brick bungalows and Tudors in Oak Park, River Forest, La Grange, and Hinsdale, face 30 to 40 freeze-thaw cycles every winter. Each cycle forces water into deteriorated mortar joints, where it freezes, expands, and widens the gap. Left untreated, spalling brick faces, interior water infiltration, efflorescence staining, and eventually structural movement follow. Tuckpointing is not optional maintenance, it is the primary water management system for any unreinforced masonry structure.
Mortar that crumbles at the touch or has pulled away from brick faces is actively admitting water with every rain event.
White mineral deposits on brick surfaces signal water is moving through your masonry and depositing dissolved salts on the face.
Staining inside on exterior walls is often traced back to failed mortar joints, not roof or window leaks as commonly assumed.

Chimney mortar deteriorates faster than wall mortar due to direct exposure to rain, temperature cycling, and flue gases.
We rake deteriorated mortar to a minimum ¾" depth using angle grinders and hand tools, never power saws that risk damaging brick edges. Shallow repointing fails quickly because there is insufficient mechanical bond depth.
Modern Portland cement mortars are too hard for historic brick. We match mortar type (Type N, S, or custom lime-based) to the original specification so seasonal movement doesn't crack the brick face instead of the joint.
Joints are finished to match the original profile, concave, rodded, or weather-struck, for both aesthetics and water-shedding performance.
Chimney crowns, cap mortar, and all exposed joints are repointed. We also address any flashing failures at the roof-chimney interface if present.
A complete tuckpointing job on a standard two-flat or brick home in Wheaton or Downers Grove typically costs a fraction of what full masonry rebuilding costs. Once mortar failure reaches the point where brick units themselves are damaged, loose, or have shifted, the project transitions from tuckpointing to masonry reconstruction, a dramatically more expensive scope. The window for tuckpointing is when mortar is deteriorated but brick is still intact. Most Chicagoland brick structures built before 1960 are in or approaching this window.
