How Water Actually Gets In

Basement and masonry water intrusion in Chicagoland is rarely one problem. Water follows the path of least resistance, and on clay soil with 30–40 freeze-thaw cycles every winter, it finds every weakness in the envelope. Diagnosing the real entry point is what separates a waterproofing fix that holds from one that fails by the next wet season.

Foundation walls

Poured concrete and block foundation walls absorb and transmit water under hydrostatic pressure from saturated soil. Uncoated or poorly waterproofed walls seep at the face and joints.

Failed mortar joints and open joints in block or brick walls are direct water channels. Below grade, joint deterioration lets groundwater move straight into the wall cavity.

Cracks

Foundation cracks, wall cracks, and shrinkage cracks admit water under pressure. Hairline cracks widen every freeze-thaw cycle until they become active leak paths.

Porous concrete

Older or under-cured concrete is porous enough to pass water under sustained soil moisture. Dampproofing alone doesn't stop hydrostatic seepage through the slab or wall.

Below-grade seepage

Water entering at the footing or slab edge travels under the wall and appears as damp floors or efflorescence — often far from where it actually enters.

Masonry & Crack Repair

Failed mortar joints, cracked brick, open penetrations, and leaking foundation cracks are repaired — including injection where required — before any waterproofing is applied. Sealing over damage doesn't work.

Surface Preparation

Surfaces are cleaned and allowed to dry to the correct moisture content for the chosen system. Contamination and efflorescence are removed.

Waterproofing Application

The correct system is applied per manufacturer spec: penetrating sealer, crystalline treatment, elastomeric coating, or below-grade membrane depending on the application.

Inspection & Documentation

We inspect coverage and adhesion, document the work, and note any areas that warrant monitoring. Re-application intervals are advised at completion.
