About Limewashing

A Classic Finish for Brick That Still Looks Like Brick.

Limewashing can brighten, soften, or age the look of brick while allowing some texture and variation to show through. It's a finish that's been used on masonry for centuries, and it still works because it works with the material instead of sealing it off.

Limewash is different from regular paint. It's mineral-based, made from limestone that's been fired, slaked, and mixed with water. Instead of forming a plastic film on top of the brick, it absorbs into the surface and becomes part of the masonry. When installed correctly, it's more masonry-friendly than conventional paint because it allows the brick to breathe.

That doesn't mean it's the right choice for every wall. Surface prep matters. Brick condition matters. Moisture issues matter. We inspect first and tell you whether limewashing makes sense for your masonry, or whether repairs need to happen before any finish goes on.

The Difference

Limewashing vs. Painting Brick

Limewash

Creates a softer, more natural finish
Allows brick texture and variation to show through
Mineral-based, absorbs into the masonry
More breathable when installed correctly
Can be adjusted from light wash to heavier coverage

Paint

Gives heavier, more uniform coverage
Forms a film on top of the brick surface
Can trap moisture if the wrong product or prep is used
Provides a solid, opaque color finish
More difficult to remove once applied

Painting brick isn't wrong in every situation, but it's a different choice with different long-term consequences. CLMC can explain which option makes more sense based on the condition of your brick and the look you're going for.

Honest Assessment

When Limewashing Makes Sense and When It Doesn't

Limewashing May Be a Good Fit When

The brick is structurally sound
You want a softer whitewashed or aged look
You don't want a thick, uniform painted finish
The brick needs a visual update without full coverage
The surface can be properly cleaned and prepped
Moisture issues have been addressed first

Limewashing May Not Be Right If

The brick or mortar is failing
There are active water intrusion issues
The wall needs tuckpointing first
Existing coatings prevent proper bonding
You want a perfectly uniform painted finish
Structural masonry repairs are needed first

CLMC inspects first. If your brick needs tuckpointing, masonry restoration, or waterproofing before any finish can go on, we'll tell you that upfront. Limewash over failing masonry doesn't fix the problem, it hides it temporarily.

How We Work

Our Limewashing Process

01

Inspect Brick, Stone & Mortar

We assess the condition of the brick, stone, and mortar joints to make sure the surface is suitable for limewash.

02

Identify Repairs First

Cracked mortar, damaged brick, or moisture issues are flagged for repair before any limewash goes on.

03

Protect Nearby Surfaces

Floors, mantels, trim, and surrounding areas are masked and protected before work begins.

04

Clean & Prepare

The masonry surface is cleaned and prepped so the limewash can absorb and bond properly.

05

Apply Limewash

Limewash is applied in layers to the desired coverage level, from light wash to heavier whitewash.

06

Review & Clean Up

We review the final look with you, adjust if needed, and clean up the work area.

Coverage Levels

Coverage Options

Final appearance depends on brick condition, absorption, color, and coverage level. We can't promise an exact match from photos. We adjust coverage on-site based on how the brick takes the wash.

Light Limewash

A subtle wash that softens the brick while letting most of the original color and texture show through.

Medium Limewash

A balanced finish that noticeably lightens the brick while maintaining visible variation and character.

Heavier Whitewashed Look

A more opaque application that significantly brightens the surface while still allowing texture.

Aged / Distressed Look

A weathered, time-worn finish that gives the brick an established, lived-in appearance.

Natural Brick Variation

Coverage adjusted to let more of the natural brick color, texture, and variation show through.

Questions
